Özet
Bu çalışmada, binalar için dışsal suların bütünü tanımlanmıştır. Dışsal suların binalar üzerindeki olumsuz etkileri ve bu etkilere karşı yapılması gereken uygulamalar belirtilmiştir. Dışsal suların nasıl yönetilmesi gerektiği analiz edilmiştir. Bütüncül değerlendirmenin dışsal suların olumsuz etkilerine karşı doğru uygulamaların yapılabilmesi için kritik olduğu vurgulanmıştır. Saha uygulamalarından elde edilen bulgular ve mevcut akademik literatürden faydalanılarak binalara yer altında etki edebilecek tüm dışsal suların değerlendirmesi yapılmıştır. Binalara yer altında etki edebilecek olan dışsal suların tamamı bütüncül olarak değerlendirilmiş ve binalar için yeraltı suyu etki potansiyelinin (YSEP) belirlenmesi için bir değerlendirme yöntemi geliştirilmiştir. Birinci bölümde yapılan çalışmalar, tezin kapsamı, literatürdeki tespit edilen eksiklikler hakkında açıklamalar yapılmıştır. İkinci bölümde binalara etki eden yağış ve yüzey suları tanımlanmış, bunların olumsuzluklarının neler olabileceği aktarılmış ve drenaj sistemleri ve hidrolik hesaplamaları ile yapılmış olan saha uygulamalarından veriler paylaşılmıştır. Üçüncü bölümde binalara etki eden yeraltı suları, yeraltı ve yüzey suları korelasyonları, yeraltı suları kaynaklı olumsuzlukların kritikleri, yer altı drenaj sistemlerinin tasarım esasları aktarılmış ve yapılmış projelerden incelemeler paylaşılmıştır. Çalışmada, binalar için dışsal suların yönetiminde farklı yapı bölümleri için yapılan uygulamaların birbirlerini destekleyici nitelikte olması gerektiği vurgulanmaktadır. Her bir yapı bölümü için dışsal su potansiyeli tespit edilerek korunum ihtiyacına ve diğer bölümlere mümkün olduğunca pozitif etki etmesi prensibiyle hidrolik hesaplar doğrultusunca drenaj tasarımları uygulanması gerektiği belirtilmiştir. Dördüncü bölümde literatürdeki YSEP değerlendirmesi konusundaki eksiklik ve hatalar aktarılmıştır. Mevcut kaynak ve raporların yanıltıcılığı ve drenaj sistem tasarımı için veri yetersizliği konuları irdelenmiştir. Saha uygulamaları ve literatür çıktılarından istifade edilmesiyle çalışılmış YSEP değerlendirme sistemi esasları tanımlanmış ve raporlanmıştır. Yapılmış bazı projeler için YSEP değerlendirme çalışması ile konu örneklendirilmiş ve YSEP sonucu belirlenen risk sınıfları için belirlenen yer altı drenaj sistem tasarımları açıklanmıştır. Drenaj sistem tasarımları için en kritik bölümün yer altı olduğu vurgulanmıştır. Yapısal hasar potansiyelinin yüksek olması nedeniyle özellikle yer altı betonarme ve diğer yapısal elemanların yeraltı suyuna karşı korunması gerektiği anlatılmış, bina ve inşaatlar için yedi farklı kriter değerlendirilmesi ile yeraltı suyu etki potansiyelinin 0-14 arası puanlandırması yapılmıştır. 14 tam puan üzerinden güvenli (0-2), düşük riskli (3-5), riskli (6-9), yüksek riskli (10-14) YSEP risk tanımlamaları yapılması sağlanmıştır. xxii Güvenli, düşük riskli, riskli, yüksek riskli tanımlanan dört farklı yapı/inşaat grupları için dört farklı yer altı drenaj sistem tasarımları belirlenmiş ve maliyetlerine dair değerlendirme yapılmıştır.

This study presents the definition and management systems of all external water sources affecting buildings. It is emphasized that external waters, including surface and groundwater as well as roof and façade runoff, are interconnected systems; therefore, their management requires a holistic evaluation approach. The study highlights that designs for external water management should be developed based on water impact potential. In this context, deficiencies in the existing literature regarding the assessment of groundwater impact potential (GWIP) are identified and explained. The necessity of GWIP assessment and the evaluation criteria used to determine GWIP are clearly defined. The study is supported by both literature review and field-proven applications implemented in actual construction projects. The results of these field applications and their performance outcomes are presented and discussed. The study emphasizes that, in the management of external water for buildings, the applications implemented for different building components should be complementary and mutually supportive. It is stated that the external water potential should be identified for each building component, and that drainage designs should be implemented based on hydraulic calculations, following the principle of addressing protection requirements while providing, as far as possible, positive effects on other building components. In the first chapter, the scope of the thesis, the studies conducted, and the gaps identified in the literature are described. The second chapter defines rainfall and surface waters affecting buildings, explains the potential adverse effects of these waters, and presents drainage systems and hydraulic calculations supported by data obtained from field applications. The third chapter addresses groundwater effects on buildings, correlations between groundwater and surface water, critical issues arising from groundwater-induced impacts, and the design principles of underground drainage systems, supported by evaluations of completed projects. Within the scope of roof drainage systems, the hydraulic calculation principles governing the discharge systems to be applied in buildings for external water management were defined. Various models for water conveyance, including open channel flow and flow in closed conduits, as well as siphonic and conventional roof drainage systems, were presented together with their technical details. In the fourth chapter, deficiencies and inaccuracies in the literature related to GWIP assessment are discussed. The misleading nature of existing sources and reports, as well as the insufficiency of available data for drainage system design, are critically examined. Based on field applications and literature findings, a structured GWIP assessment methodology is developed and documented. The methodology is xxiv illustrated through case studies conducted for selected projects, and underground drainage system designs corresponding to the risk classes determined by GWIP results are explained. Deficiencies and incorrect approaches in approved reports and regulatory frameworks related to groundwater impact potential assessment are identified, reinforcing the importance of this study. The research aims to develop a practical, consistent, and comprehensive GWIP assessment technique that can guide building owners, designers, and practitioners. The proposed method enables straightforward evaluation and allows the development of practical and effective drainage system designs based on the assessment results. It is emphasized that subsurface conditions constitute the most critical component in the design of drainage systems. In particular, groundwater-induced effects are identified as having a high potential for structural damage to load-bearing systems; therefore, the effective protection of underground reinforced concrete elements and other structural components against groundwater is considered essential. Within this framework, the groundwater impact potential was analyzed using a quantitative approach based on seven distinct evaluation criteria defined for buildings and construction projects, and a scoring system ranging from 0 to 14 was developed. In accordance with this scoring system, the Groundwater Impact Potential (GIP) was classified into four different risk categories. Accordingly, score ranges of 0–2 represent“safe”conditions, 3–5 indicate“low-risk,”6–9 correspond to“risky,”and 10–14 define“high-risk”building and construction conditions. This classification aims to enable a systematic and comparable assessment of the potential risk levels associated with groundwater effects on structures. For the four defined building/construction groups—safe, low-risk, risky, and high-risk—four corresponding underground drainage system designs were developed, each tailored to its respective risk level. These designs were detailed by considering the geometric characteristics of the structure, foundation depth, groundwater level, soil conditions, and hydrogeological parameters, along with other relevant quantitative and physical properties. Consequently, structure-specific, optimized, and performance-oriented drainage solutions were proposed to mitigate risks arising from groundwater effects. The external water management practices of various projects, including residential, industrial (factory), and hospital developments, were examined, and the development and validation of the study content were supported accordingly. Deficiencies in regulations related to groundwater impact potential, as well as shortcomings identified in approved technical reports, were directly compared with on-site observations. The gaps observed in both the literature and practical applications were confirmed through systematic field observations. In addition to the proposed assessment methodology, this study introduces a structured decision-making framework that integrates groundwater impact potential with design-oriented engineering solutions. By directly linking risk classification outcomes to corresponding drainage system strategies, the research establishes a clear and applicable relationship between theoretical assessment and practical implementation. This integrated approach not only enhances the reliability and applicability of external water management practices but also provides a systematic tool for optimizing design decisions under varying site conditions. Consequently, the xxv study contributes to bridging the gap between academic knowledge and engineering practice, offering a scalable and adaptable model for future projects. This study, based on comprehensive field investigations and an extensive review of the literature, is of critical importance, particularly in terms of the results obtained from the assessment of groundwater impact potential. The findings presented in this study provide outputs that can serve as a reference for future research and development activities focusing on the integrated evaluation of external water management for buildings and groundwater impact potential. All relevant approaches and evaluation results are explained in detail throughout the study, and the obtained findings are fully incorporated into the content of the work.
