Özet
Kentsel dönüşüm adı altında yapılan kapalı sitelerin meydana getirdiği sosyal ve mekansal ayrışmanın Zeytinburnu örneği üzerinden kentsel ayrışmanın incelendiği bu tez, Giriş ve 3 ana bölümden oluşmaktadır. Giriş bölümünde tezin amaç kapsam ve yöntemi belirtilmiştir. İkinci bölümde kentsel dönüşüm kavramı tarihsel gelişimi ve ülkemizde kentsel dönüşümün yasal süreci anlatılmıştır. Üçüncü bölümde Kentsel ayrışma kavramı ve tehdit unsurları olan: Soylulaştırma, sosyal dışlanma, yerinden edilme süreçleri toplumsal ve mekansal ayrışma kavramlarından bahsedilmiştir. Dördüncü bölümde ise Zeytinburnu ilçesi tarihsel gelişimi pilot bölge seçilme süreci ve kentsel dönüşüm kapsamında yapılan uygulamaların tezin ilk bölümlerinde bahsedilen toplumsal ve mekansal ayrışma perspektifinden incelenerek sonuç ve değerlendirme ile çalışma tamamlanmıştır.

The closed sites under the name of urban transformation brought about by social and spatial differentiation of urban disintegration are examinated in this thesis under Zeytinburnu example which consists of introduction and three main sections. The scope, method and the purpose of the thesis are explained in the introduction. The historical development of the concept of urban renewal and the legal process of urban transformation in our country are explained in the second part. In the third part, the concept of decomposition and the threat of urban elements: gentrification, social exclusion, displacement process and social and spatial decomposition concepts are discussed. In the fourth chapter the historical development of the town of Zeytinburnu area within the scope of the process of selecting pilot regions and the practices of urban transformation mentioned in the first part of the thesis by examining the results from the perspective of the social and spatial decomposition and the work was completed with result and evaluation.
