Özet

Yeşil bina tasarımlarıyla ilgili kullanıcı memnuniyetine yönelik çalışmaların yetersiz olduğu düşünüldüğü için, çalışmada İstanbul ve çevresinde bulunan LEED sertifikası almış yeşil ofis yapıları ve bu yapılardaki konfor koşullarının kullanıcı tarafından memnuniyet düzeyleri araştırılmıştır. Bu çalışma, geleneksel teknolojiyle yapılmış binalarda ek enerjiyle sağlanan konfor koşullarının, yeşil bina olarak adlandırılan yapılarda doğal yollardan ne derece sağlandığı görülmek amacıyla yapılmıştır. Bunun için öncelikle kaynak araştırmasıyla beraber, bir alan çalışması yapılmıştır. Alan çalışması kapsamında İstanbul ve Kocaeli'nin çeşitli semtlerinde LEED sertifikası almış ofis yapıları, bu sertifika kriterlerine göre incelenip, izin verilen binalarda fotoğraf çekimi ve gözlemler yapılmıştır. Çalışmada, kullanıcıların fiziki konfor koşullarının (Isı, görsel, işitsel, iç hava kalitesi-havalandırma) memnuniyet düzeylerini saptamaya yönelik bir anket çalışması yapılmıştır. Beş bölümden oluşan bu çalışmanın giriş bölümünde, problem ortaya konmuş, çalışmanın amacı, yöntemi, yapılmak istenen ve sınırlılıklar belirtilmiştir. İkinci bölümde yeşil bina ve sürdürülebilirlik kavramları ele alınarak, yeşil bina değerlendirme sertifikalarına değinilerek LEED sertifikası açıklanmıştır. Üçüncü bölümde konfor kavramı ve ofis yapılarındaki konforun öneminden bahsedilip, fiziksel konfor koşulları anlatılmıştır. Dördüncü bölümde alan çalışması yer almaktadır. Seçilen binalar LEED sertifikası kriterlerine göre açıklanmış, anket yöntemi kullanılarak yapılardaki konfor koşulları araştırılmıştır. Elde edilen veriler sayesinde yapıların, kullanıcı memnuniyetine göre konfor koşulları değerlendirilmiş ve bu bilgiler doğrultusunda yorum yapılmıştır. Çalışmanın son kısmı olan sonuç bölümünde, yeşil ofis yapılarındaki konfor koşullarının ne derece sağlandığı, elde edilen bulgular sayesinde değerlendirilip yorumlanmıştır. Tez kapsamında incelenen bu yapılarda, binaların LEED sertifikası kapsamında aldığı puanlarla, kullanıcıların konfor koşullarından memnuniyet derecelerinin paralellik gösterdiği anlaşılmıştır.

As the studies on user satisfaction relating to green building designs are considered to be inadequate, this study examines the users' satisfaction level about the green office buildings and the conditions of comfort therein, which are located in Istanbul & its periphery and which have been awarded LEED certificates. This study aims to manifest the level, at which conditions of comfort are provided via supplementary energy in buildings that are constructed with traditional technology, has been attained through natural means in structures that are called“green buildings”. Initially for this purpose, a resource research has been accompanied by a field study. Within the scope of the field study, LEED Certificated office buildings in various provinces of Istanbul and Kocaeli have been assessed according to the criteria of this certificate. Thereafter, photographs were taken and observations were made in permitted buildings. A survey study was also conducted in order to establish users' satisfaction levels about physical conditions of comfort. This study consists of five sections and in its preamble, the problem was revealed and explanations were made about the purpose & methods of the study, its limitations. The second section has handled the concepts of green building and sustainability, touched upon green building assessment certificates and explained the LEED certificate. The third section has touched upon the concept of comfort and the importance of comfort in office structures and explained the conditions of comfort. The fourth section includes the case study. Selected buildings has been explained according to LEED certificate criteria and the conditions of comfort in structures have been examined by using the survey method. Based on the obtained data, the conditions of comfort in structures have been assessed in terms of user satisfaction and comments were made in the light of this information. In the finally part of the study, the level at which conditions of comfort were provided in green buildings has been assessed and commented on according to the findings obtained. It was understood that in these buildings, which were examined within the scope of the thesis, the grades awarded to these buildings by the LEED certificates stand parallel with the user satisfaction levels about conditions of comfort.
