Özet
Konut, bireylerin en temel ihtiyaçlarından olan barınma ihtiyacını karşılayan bir araç olma özelliğinin yanında yatırım aracı, toplumsal yapıda statü göstergesi, ekonomik güvenceye yardımcı mal olma gibi çeşitli işlevlere sahiptir. Konutun sahip olduğu işlevlerin yanında bireylerin konut tercihlerini belirleyen kriterler de farklılık göstermektedir. Konut harcamaları tasarruf, tüketim ve yatırım kararı açısından servet üzerinde önemli bir etkiye sahiptir ve ekonomik aktiviteler ile yakından ilişkilidir. Bu yönüyle makroekonomide konut iktisadı ile ilgili çalışmaların sayısı gittikçe artmaktadır. Konut, makroekonomide yatırım harcamaları arasında değerlendirilir. Konut talebini belirleyen değişkenler olarak; hane halkı geliri, konut fiyatları, faiz oranı ve demografik gibi faktörler ele alınmıştır. Buna göre hane halkı geliri ile konut talebi arasında pozitif bir ilişki, konut talebi ile fiyatlar arasında negatif bir ilişki, konut talebi ile faiz oranları arasında negatif bir ilişki ve demografik faktörler ile konut talebi arasında pozitif bir ilişki bulunmuştur. Konut talebini belirleyici en önemli üç etkenin alırken fiyat ve ödeme koşullarının uygun olması, gelir getiren bir yatırım olması ve sağlamlığı olduğu sonucuna ulaşılmıştır. Bu çalışmada Muğla İli Menteşe İlçe Merkezinde Konut Talebinin Belirleyici Faktörleri neler olduğunun tespit edilmesi hedeflenmiştir. Menteşe'de hane halkının konut olgusuna bakış açıları ve yaşayacakları konutları seçerken dikkate aldıkları veya alacakları kriterlerin neler olduğuna ilişkin bütün veriler, örneklemde uygulanan bir anket çalışması yoluyla toplanmıştır. Çalışma üç bölümden oluşmaktadır. İlk bölümde Konut Olgusu ve Konut Piyasasının İşleyişi açıklanmıştır. İkinci bölümde Türkiye'de Konut Sektörünün Gelişimi ve Ekonomik Boyutu açıklanmıştır. Üçüncü bölümde ise Muğla İli Menteşe İlçesinde Konut Piyasası Analizi açıklanmıştır.

Housing has a variety of functions such as investment instrument, status indicator in social structure, assisting economic assurance, as well as being a tool that meets the need of housing which is the most basic needs of individuals. In addition to the functions of the housing, the criteria determining the housing preferences of individuals vary. Housing expenses have a significant impact on wealth in terms of savings, consumption and investment decision and is closely related to economic activities. In this respect, the number of studies about hosing economics in macroeconomics is increasing. Housing is considered among investment expenditures in macroeconomics. Household income, housing prices, interest rate and demographic factors are examined as the factors determining housing demand. As a result it was found that there was a positive correlation between household income and housing demand, there was a negative correlation between prices and interest rate and housing demand, ant there was a positive correlation between demographic factors and housing demand. It is concluded that the three most important factors determining housing demand are suitable price and payment conditions while buying, that it is an income-generating investment and the soundness of the building. The aim of this study is to determine the factors affecting housing demands in Menteşe District of Muğla Province. In this study all data were gathered through a household survey that asked point of view of the households and what criteria they had or they will have while selecting the houses they live in they will live in. The study is composed of three parts. In the first part Housing phenomenon and the process of housing marketing were explained. In the second part development of housing industry and its economic dimension was discussed. In the third part analysis of housing market in Menteşe district of Muğla province was done.
