Özet

ÖZET: Yedi bölümden oluşan bu araştırma, otel tasarım girdilerini ve bunları etkileyen faktörleri belirleyip, bunların istanbul'daki lüks şehir otellerindeki mimari elemanlara olan etkisini araştırmayı amaçlamaktadır. Girişte, konunun önemi, araştırmanın kapsamı ve araştırmada kullanılan yöntemler açıklanmıştır. ikinci bölümde otel kavramı incelenmiş, dünyada ve Türkiye'deki oteller ve otelcilik konusunda genel bilgiler verilmiştir. Üçüncü bölümde, tasarımı etkileyen faktörleri ortaya çıkarabilmek amacı ile otel tasarım kavramının elemanları belirlenmiş, otel tasarım sürecine bağlı olarak oluşan otel tasarım girdileri ve konsept kavramı incelenmiştir. Dördüncü bölümde, otel tasarımını ve otel tasarımının ürünü olan mimari elemanların oluşumunu etkileyen temel faktörler belirlenip, tasarıma olan etkileri açıklanmıştır. Beşinci bölümde otel tasarımı sonucu ortaya çıkan üründeki mimari elemanlar belirlenmiştir. Altıncı bölümde, mevcut otellerde yapılan analizlere göre evvelki bölümde belirlenen elemanların gelişimleri saptanmıştır. Elde edilen sonuçlar son bölümde sunulmuştur. -xi-

AN INVESTIGATION ON THE EVOLUTION OF DESİGN İN FIVE-STAR URBAN HOTELS İN İSTANBUL SUMMARY in the last few decades, hotels have become an indispensable component of contemporary urban life. Today, hotels1 primary function of accommodation has expanded with other complementary functions such as recreation and convention activities causing hotel design to evolve in order to accommodate the new trends. This work aims to determine the new trends and demands in the hotel industry and the factors influencing hotel design by analyzing various predetermined hotel design elements. This work consists of seven sections. in the first section, the latest developments, in the role of hotels in tourism and social urban life are explained. This section also defines the aim of the work and sets the scope of the work as five star urban hotels in istanbul. The aim of the second section is to elaborate the hotel concept. in the world, hotels are öne of the oldest building types dating back to the Khans in the Roman Empire and the 'caravansaries' in the Middle East. Af ter the industrial revolution in Europe, hotels have diversified in type and quality. Today, with the advent of mass tourism approach and the latest developments in the transportation sector, the importance of hotels has increased.-in Turkey's acconunodation industry a similar development trend has occurred. istanbul Hilton Hotel was the first hotel in Turkey employing western hotel management and design principles. Af ter the Hilton Hotel and the completion of other new hotels in various parts of the city, istanbul has acquired an important niche in the economical and social status in the Eastern Europe and Middle East. The third section deals with various qualities of hotel design process. Even though, design is regarded as a cognitive and psychological process, many attempts were made in order to interpret this process in concrete terms. Öne such theory of design involves repetitive cycles consisting of analysis, synthesis, evaluation and decision making steps where the repetition of the cycles causes the design to acguire concrete qualities. Hotel design process is a complex activity reguiring the assistance of many other professionals and experts together with the architect. in this process, design concept is used as an aid in determining specific design problems and controlling the design elements. The fourth section determines the primary factors influencing the hotel design process explained in the previous section. Hotel design is influenced by the following primary factors:.Tourism Factor.Management Factor.Economic Factors.Laws and Regulations.Architectural Styles and Trends.Spatial and Functional Factors.Physical Factors.Technical Factors -xiii-Tourism is the main reason for the existen.ce of hotels providing the guests in need of accommodation and the financial input for the creation of the necessary infra-structure. Developments in the tourism sector doubtlessly influence the accommodation industry. Af ter the encouraging measures taken in 1983, Turkey's tourism sector has progressed rapidly resulting in 7 million foreign arrivals and tourism receipts in excess of 3.6 million dollars in 1992. This expansion in the tourism sector has allowed the realization of many large scale tourism investments including five-star urban hotels. The management type of a hotel also influences the design. International hotel chain companies, which have dominated the accommodation industry throughout the world, reguire specific gualities that will reflect the company's image and management policy. Since, tourism is a complex economical activity and hotels are founded with the aim of profit, economical factors also influence hotel design. First of ali, a hotel design should prove feasible after preliminary feasibility studies. A hotel building must also meet the economical demands of the hotel owner and the developer both in the construction phase and maintenance operations. Therefore, the design should take construction and maintenance costs into consideration and seek methods to reduce them. Laws and regulations of a country regarding tourism, land use and building rights influence hotel design directly. in Turkey, the Tourism Law passed in 1983, encourages the developers to invest in large scale tourism projects in tourism centers and areas by providing loans and special building permits. Also, the regulations related to this law specify the level of service quality and facilities required in each hotel class that the architect must heed in the design. Hotel design is influenced by international and local architectural trends and styles. Today, the international Style and the purist approach of the Modern Architecture are replaced with new trends seeking more -xiv-Alsoorganic forms incorporating imitations of local handicrafts and architectural forms. Hotel design is also influenced by spatial and functional requirements. A hotel building must provide suitable space and conditions for a variety of users and functions occurring simultaneously. The spatial organization of the building is affected by the specific requirements of the functions taking place in the hotel. Various components of an urban hotel such as the guest room floor, public spaces, administration offices and service areas should be designed according to these specific reguirements. Hotel design is also affected by physical factors concerning the land and physical environment. The climate, topography, vegetation and existing buildings on the land are design factors concerning the land. Physical environmental reguirements aim at the provision of the thermal, acoustic and lighting comfort levels. A hotel building must maintain these comfort levels and the designer should consider the necessary equipment and design elements in the design in order for the building to provide these comfort levels. Technical factors are another influence in hotel design. The rapid development of the technology in the last few decades, has caused the application of many electronic systems in the modern accommodation industry in order to improve and hasten guest and administration activities. Today, hotel guests can enjoy the availability of video conferences, electronic telephone networks, computer and fax equipment in their roorus. Also, hotel administrations work with computerized reservation systems, energy control devices and other electronic assets in order to improve quality of the service they offer and to increase profits. The architect must heed the specific reguirements of these equipments in the design. Security is another design consideration in hotels. Security systems must be provided in the hotel design in order to avoid possible burglary and terrorism acts. -xv-Also, the designer should take precautions against fire and other similar natural hazards such as earthquakes and floods. A hotel building is composed of certain architectural elements created as a result of the design process delineated in the third section. The fifth section determines the architectural elements used in hotel buildings by the architects. These architectural elements are as follows:. Architectural Elements Regarding Form. Architectural Elements Regarding Program. Architectural Elements Regarding Finishes and Furnishings The mass of a building is an outcome of the form chosen. This form is created by the decisions of the architect concerning building height, number of rooms at each floor and the plan type of the guest room floor. With the manipulation of the exterior form of a hotel, it is possible to orientate the rooms optimally towards a preferred view. Spatial organization involving dimensional qualities, proportions and room axis dimensions is also related to form and determined by the architect. The program of a hotel is determined by the developer and the hotel owner. The elements of the program define the hotel's class and the aimed user type by providing the facilities demanded by that particular group of users. It is also possible to define the hotel class and promote the desired image with the utilization of the interior and exterior furnishings and finishes. The qualities and type of the materials used, the colors chosen and the style employed in the interior decoration -xvi-will create an atmosphere in the hotel. The architect should control this atmosphere and employ it to create the results desired by the hotel owner and the guests. In this work, nine hotel buildings are analyzed in order to determine the conditions and types of architectural elements mentioned. The hotels are chosen from two different eras in order to compare the changes and additions that took place in the hotels. The results of the analysis are explained in the sixth section and the following conclusions regarding these architectural elements are drawn from these results. Organic and original mass forms are used in the hotels. On the exterior, new materials such as curtain wall claddings in bright colors and local traditional architectural forms are used in order to convey contemporary modern hotel image. In the interior, visual communication is maintained between floors of the public space by atriums. Administration offices are located on mezzanine floors to preserve valuable ground floor area for other lucrative functions. On the guest room floors, the width of the corridor is condensed and the room width is expanded in order to utilize the floor area more efficiently. Guest rooms have diversified in dimensions offering the guests a wide range of choice. The capacity and the number of ballrooms, meeting rooms and recreation facilities have increased. Hotels have begun to be indispensable components of large scale business and tourism centers incorporating other building types such as shopping malls and office buildings. Hotel program has expanded with the addition of other facilities such as movie theaters, shopping arcades and casinos.
