Özet
Teknolojinin gelişmesi, yapım sektöründeki ticaret anlayışını da değiştirerek yerini sanal ortamlar aracılığı ile yapılan bir ticarete bırakmıştır. Metaverse kavramının İnternet'in yeni bir versiyonu olarak ortaya çıkması ile toplumun tüketim tarzı ve algısına yön verecek, ekonomik anlamda“değer”kavramını değiştirecek yeni platformlar tasarlanmaya ve geliştirilmeye başlanmıştır. Metaverse, kullanıcılarının kendilerine ait alanlarda ortak zaman geçirirken birbirleri ile iletişim kurabilmelerine olanak sağlayan siber bir evren olarak tariflense de sistemin temel kazanımlarından biri kullanıcılarına finansal fayda sağlamaktır. Bu sebeple Metaverse'te kullanıcılara ve yatırımcılara çeşitli finansal vaatler sunulmaktadır. Bu teknolojinin taşıdığı potansiyel ve gelecekte sağlayabileceği daha büyük finansal olanaklar sebebi ile yatırımcılar ve kullanıcıların ekonomi ve finans alanında yaşanan bu gelişmelere yanıt verebilmesi için Metaverse platformlarındaki ticari değerlerin araştırılması gerekliliği doğmuştur. Bu tez çalışmasının ele aldığı problem, Metaverse platformlarında arsa temelli finansal kazancın sağlanabilmesi, kontrol edilmesi ve bir yatırım kalemi olarak ele alınabilmesi için sahip olduğu belirsizlik ve risklerdir. Bu belirsizlik ve risklerin anlaşılması ve yönetilebilmesi amacı ile Metaverse platformlarında yer alan arsaların finansal değerlerini belirleyen faktörlerin açığa çıkarılması önemlidir. Bu tez çalışmasında, Metaverse platformları içerisinde yer alan arsalar incelenmiştir. Öncelikle yapılan literatür taraması aracılığıyla Metaverse'te bulunan araziler ve özellikleri ile bu birimler aracılığı ile yaratılan finansal değerler analiz edilmiştir. Metaverse arsalarının fiyatlandırılmasındaki değişkenlikler bir belirsizlik olarak ele alınarak bu problemi yönetebilmek için Metaverse'te arsa değerine etki eden faktörler belirlenmiştir. Bunlar: kripto paranın değeri, arsanın haritalama ve parsel özellikleri, arsanın konumu ve diğer yerlere olan mesafesi, arsanın nadirliği, arsanın popülerliği, projenin pazarlama değeri ve marka değeri, arsa satıcısının özellikleri ve son olarak topluluk avantajlarıdır. Belirlenen faktörler, örnek olay incelemesi çalışmaları ile doğrulanmış ve yarı yapılandırılmış görüşmelerde uzman görüşleri ile desteklenerek anahtar faktörler belirlenmiştir.

The development of technology has also changed the understanding of trade in the construction industry and left its place to trade through virtual environments. With the emergence of the concept of Metaverse as a latest version of the Internet, new platforms that will manner the society's consumption style and perception and transform the value definition in economic terms have begun to be designed and developed. Although Metaverse is described as a cyber universe that allows its users to communicate with each other while spending time together in their own spaces, one of the main achievements of the system is to provide financial benefits to its users. Therefore, Metaverse offers a variety of financial promises to users and investors. Due to the potential of this technology and the greater financial possibilities it may provide in the future, it has become necessary to investigate the commercial values in Metaverse platforms in order for investors and users to respond to these developments in the field of economy and finance. The problem that this thesis deals with is the uncertainty and risks that Metaverse platforms have in order to provide and control land-based financial gain and to be considered an investment item. In order to see through and manage these uncertainties and risks, it is important to find out the factors that determine the financial values of virtual lands on Metaverse platforms. In this thesis, virtual lands in Metaverse platforms were examined. First of all, through the literature review, the lands, and properties in the Metaverse and the financial values created by these units were analysed. Considering the variability in the pricing of Metaverse plots as an uncertainty, factors affecting land value in Metaverse have been determined in order to manage this problem. These are: the value of the cryptocurrency, the mapping and parcel properties of the virtual land, the location of the virtual land and its distance to other places, the rarity of the virtual land(scarcity), the popularity of the virtual land, the marketing and brand value of the project, the features of the virtual land seller, and finally the community benefits. The factors identified were verified by case studies and supported by expert opinions in semi-structured interviews, and key factors were determined as the value of the cryptocurrency, the popularity of the virtual land, and finally the marketing and brand value of the project. This study will conceptually pioneer future studies by reconciling the virtual land purchase and sale offered by technology with the economy/finance sectors and examining the concept of“value”in Metaverse.
