Özet
ÖZET 2000'li yılların dünya bankacılığındaki gelişmelere bakıldığında, Türkiye'deki bankaların bu gelişmeden uzak durmaları kaçınılmazdır. Gelişme; bankaların teknolojik yönünün yanısıra mimari görünüşünde de yeniliklere neden olmaktadır. Bu nedenle, Türkiye'nin en büyük bankalarından birinin sahibi olduğu şube binalarında köklü değişiklik yapılmasının gerekliliği düşünülmüştür. Geçmişte zaman zaman değişiklikler yapılmış, ancak bu olanı daha iyi göstermekten daha öteye gidememiştir. Sözkonusu banka, inşaat sektöründe özellikle prestij yapılarında haklı bir üstünlüğe sahip bir inşaat firması ile biraraya gelerek bu amacı gerçekleştirme yolunda ilk adımı atmıştır. Çalışmanın, aşağıda adı geçen bölümlerinde, bu projenin yapım ve organizasyonun ne şekilde yapıldığı ele alınmıştır: Birinci bölümde, çalışmanın amacı açıklanmıştır. İkinci bölümde, sözleşmede belirtilen tanım ve esaslara yer verilmiştir. Üçüncü bölümde, uygulamaya yönelik tasarımların oluşturulması, aşamaları ve tasarım programının hazırlanması ele alınmıştır. Dördüncü bölümde, şube yenileme projesinin ana organizasyonun ve şube yapım organizasyonun oluşturulması ele alınmıştır. Beşinci bölümde, şube binalarının yapımı, planlama ve iş programlarının yapılma esaslarına değinilmiştir. Altıncı bölümde şubelerin teslimi, iş bitimlerinde yapılan geçici ve kesin kabullerin esasları belirtilmiştir. Yedinci bölümde ise kısa bir değerlendirme yapılarak, sonuçlara yer verilmiştir. Ayrıca bu bölümde yer yer projede insanla ilgili ortaya çıkan problemlere de değinilmiştir. VII

SUMMARY CONSTRUCTION & ORGANIZATION IN A COST+FEE PROJECT“ BANK BRANCHES REFURBISMENT ”Recent banking developments world-wide, which have prepared major international banks for the next century have not to date been embraced by Turkish Banks. In the future, it will not be possible for Turkish banks to ignore not only the technological advances but the way in which they present themselves to their major clients, the public. One of the major banks in Turkey, has decided that minor internal re organization and superficial decoration changes, as has been carried out in the past, were no better than slight improvements. The above mentioned bank is taking the first step in achieving these fundamental architectural changes, by entering into a contract with one of the major construction companies of Turkey, to carry out the works. In this study, it is aimed to examine the conditions of a refurbishment works of all the whole branches of a major Turkish Bank. The project will be carried out according to the standardized design concept as described in the main contract, signed between the Owner and the Contractor. The Owner aims to create a unified image throughout the branches in Turkey with building alterations and refurbishment to provide a constant theme, an open and modern style and a good standard of comfort for their customers and staff. The above mentioned concept is designed by one of the internationally known English Consultant Companies and aims to create a new interior and exterior image for all the branches. The goals are : 1. To create a unique and recognizable environment, 2. To sustain leadership position in financial services, 3. To shift the focus from operational priorities to meeting the needs and the desires of customers, 4. New special design for customer areas. VIIIBearing in mind these anticipation, the main concept design is prepared, and is adopted by the already existing branches and the construction starts: Below are the stages of how and in which way the refurbishment of the branches will be carried out: STAGE.I PREPARATION OF THE CONCEPT DESIGN I) Data Collection 1. Visual Audit (visit of branches, traditional, modern, large, medium, small, urban and rural) 5. Competitive Audit (visual audit of selected competitors) 6. Communication Analysis 7. Work Session + Deliverables II) Concept Development 1. Briefing Session with the Bank Project Team. Organizational Constraints. Typical Staffing Requirements. Information Technology Requirements. Typical Branch Sites + Plans 2. Concept Development. Alternative Conceptual Approaches. Space Planning. Concept Design Development 3. Refurbishment of Prototype Branch 4. Design Guideline Manual STAGE.II IMPLEMENTATION STAGE. Surveys of each branch. The detailed design for each branch incorporating information from the Concept Design. Master and sub-master programmes. The procurement of the building and refurbishment works. Procurement of specialist subcontractors. Procurement of standard components IX. Supervision of the contracting firms, with particular regard to progress and quality. Budgetary and cost control. Contract administration.
