Özet
Günümüzde yaşanan COVID-19 pandemisi insanların hayatlarında önemli değişikliklere neden olmuştur. Evde geçirilen zamanın uzaması ile konut yapılarının mekânsal yönde olumlu ve olumsuz noktaları ön plana çıkmıştır. Bu çalışmada son yıllarda daha çok tercih edilen yüksek katlı konut yapıları ve çevreleri pandemi bağlamında irdelenmiştir. Pandemi süreci ile konut yapılarının; mekân organizasyonundaki, mekânsal işlev ve boyuttaki değişimi çalışma kapsamında incelenmiştir. Esnek mekân anlayışının önem kazandığı bu süreçte esnek mekânlar oluşturulması gerektiği çalışmada vurgulanmıştır. Konut tasarımlarında, insanların psikolojik ve fiziksel hareketleri üzerinde etkisi olan yaşamlarını doğrudan etkileyen çevresel faktörlerin göz önünde bulundurulması gerektiği ifade edilmiştir. Konut çevreleri; yeşil varlığı, sosyal ortam, açık alan varlığı ve mahalle kurgusu üzerinden irdelenmiştir. Konut çevrelerinin ihtiyaçlara nasıl yanıt verebileceği noktasında çalışmada örnekler sunulmuştur. Çalışma genelinde pandemi bağlamında konutlarda ve konut çevrelerinde değişmesi ve dönüşmesi gereken noktalar ortaya konulmuş, alternatif çözümler sunulmuştur. Çalışmada; Konya Şefik Can Caddesi'nde yer alan, tercih oranı ve popülaritesi yüksek 6 tane yüksek katlı konut sitesi ve bu konutların ortak çevresi alan çalışması için seçilmiştir. Öncelikli olarak bu alana ve konutlara ait veriler incelenmiş, plan şemaları ortaya konulmuştur. Çalışma alanında aktif olarak çalışan 10 emlakçı ile görüşmeler yapılarak elde edilen bilgiler ve araştırmada incelenen bilgiler doğrultusunda konut tercih kriterleri pandemi öncesi ve sonrası şeklinde belirlenmiştir. Bu kapsamda seçilen yüksek katlı konut ve konut çevreleri; pandemi bağlamında çalışmada irdelenen mekân organizasyonunun işlevselliği, mekân boyutlarının işlevselliği, çevresel faktörler, esnek mekânlar, yeşil ve açık alan varlığı, sosyal ortam, mahalle kurgusu ve pandemi öncesi-sonrası konut tercih kriterleri üzerinden değerlendirilmiştir. Seçilen konutlar pandemi bağlamında değerlendirildiğinde pandemi ile önem kazanan kriterleri her konut yapısı ve çevresinin aynı oranda sağlayamadığı sonucuna ulaşılmıştır. Pandemilere hazırlıklı olmak ve kolay adapte olabilmek için dirençli şehirler oluşturulması gerekmektedir. Bu doğrultuda konut ve konut çevrelerine gereken önem verilmelidir. Nitelikli yapılar ve nitelikli çevrelerin oluşturulması son derece önemlidir. Bu çalışmanın; günümüz konutlarının iyileştirilmesine ve gelecek konutlarının da geliştirilmesine katkı sunması beklenmektedir.

The current COVID-19 pandemic has caused significant changes in people's lives. With the prolongation of the time spent at home, the positive and negative points of the residential buildings have come to the fore. In this study, high-rise residential buildings and their environments, which are more preferred in recent years, are examined in the context of the pandemic. Housing structures with the pandemic process; The change in spatial organization, spatial function and size has been examined within the scope of the study. In this process, where the understanding of flexible space gained importance, it was emphasized in the study that flexible spaces should be created. It has been stated that environmental factors that directly affect people's lives, which have an impact on their psychological and physical movements, should be taken into consideration in housing designs. residential environments; green presence, social environment, open space and neighborhood structure. Examples are presented in the study on how housing environments can respond to needs. Throughout the study, the points that need to be changed and transformed in the housing and housing environment in the context of the pandemic were revealed and alternative solutions were presented. In the study; 6 highrise housing estates with high preference and popularity, located in Konya Şefik Can Caddesi, and the common surroundings of these houses were selected for the field study. First of all, the data of this area and the houses were examined, and the plan schemes were put forward. In line with the information obtained through interviews with 10 real estate agents working actively in the study area and the information examined in the research, the housing preference criteria were determined as before and after the pandemic. In this context, selected high-rise residences and residential environments; In the context of the pandemic, the functionality of the space organization examined in the study, the functionality of the space dimensions, environmental factors, flexible spaces, the presence of green and open spaces, the social environment, the neighborhood setup and the pre-post-pandemic housing preference criteria were evaluated. When the selected houses were evaluated in the context of the pandemic, it was concluded that not every housing structure and its surroundings could meet the criteria that gained importance with the pandemic. It is necessary to create resilient cities in order to be prepared for pandemics and to adapt easily. In this respect, due attention should be given to housing and its environment. It is extremely important to create qualified structures and qualified environments. This study; It is expected to contribute to the improvement of today's houses and the development of future houses.
