Özet

Past earthquake disasters in Türkiye and around the world have caused significant economic damage in addition to severe loss of life. Incorrect or incomplete decisions made during the architectural design process adversely affect the seismic performance of buildings. Phenomena such as resonance resulting from the coincidence of a structure's natural vibration characteristics with ground motion, torsional effects caused by mass irregularities, and uneven stress concentrations in structural members constitute the main sources of these risks. Within the scope of this study, the concept of structural irregularity and its types are examined in accordance with the provisions of the Turkish Building Earthquake Code (TBEC) 2018. Four previously constructed building projects were selected as case studies. While the site location and soil conditions of the buildings were kept constant, regular and irregular structural models were designed by considering only an increase in the number of stories, and structural analyses were conducted for these models. In the irregular building models, the weak story and soft story irregularities present in the existing projects were preserved. All structural analyses were performed using the STA4CAD software, and unit construction costs per floor area were calculated based on the analysis results. In the cost calculations, the 2025 unit price list published by the Ministry of Environment, Urbanization, and Climate Change was taken as a basis, and the costs of regular and irregular buildings were evaluated comparatively. The aim of this study is to investigate irregular buildings within the framework of the structural irregularity types defined in TBEC 2018 and to reveal the effects of these irregularities on construction costs by comparing them with regular buildings. The findings indicate that irregular buildings with story overhangs on all facades and possessing soft story and weak story irregularities have higher construction costs compared to regular buildings. Additionally, it was observed that buildings with mezzanine floors further increase construction costs.
