Özet
Sanayileşme ve kentleşmeyle büyük kentlerde yaşanan demografik, sosyo-ekonomik ve mekânsal dönüşümler, konut üretimini hız ve maliyet odaklı modellere yöneltmiş; bu süreç kullanıcı odaklı tasarımı geri plana itmiştir. Bu nedenle yaygınlaşan tek tip konutlar, farklı kullanıcı ihtiyaçlarını karşılamada yetersiz kalmaktadır. Oysa konut, yalnızca bir barınak değil, bireyin psikolojik, sosyal ve duygusal iyilik hâlini etkileyen bütüncül bir yaşam alanıdır. Bu çalışmanın amacı, İstanbul'da tasarlanacak konutlara yönelik iyilik hâlini destekleyen veri setleri üretmek ve kullanıcı gereksinimlerine dayalı tasarım girdileri ortaya koymaktır. Bu kapsamda, geleceğin konut kullanıcıları arasında öne çıkan Z kuşağının konut ve çevresine ilişkin tercih ve beklentilerini belirleyen unsurlar incelenmiştir. Çalışmanın temel hipotezi, İstanbul'da yaşayan Z kuşağının iyi oluşu destekleyen konut ve çevre bileşenlerine yönelik ihtiyaç ve tercihlerinin diğer kuşaklardan anlamlı biçimde farklılaştığı varsayımına dayanmaktadır. Araştırmada karma yöntem yaklaşımı benimsenmiştir. Nicel aşamada İstanbul'da yaşayan 593 katılımcıya anket uygulanmış; veriler R 3.6.0+ ve RStudio 2025.09.1+401 ile analiz edilmiştir. Nitel aşamada ise gayrimenkul sektörü paydaşları ve en az sekiz yıl deneyime sahip uzman psikologlarla yarı yapılandırılmış görüşmeler yapılmış; veriler MAXQDA ile içerik analizi kapsamında kodlanarak tematik analizle değerlendirilmiştir. Bulgular, konutun iyi oluşla ilişkili psiko-sosyal niteliklerine verilen önemin kuşaklar arasında farklılaştığını göstermektedir. Z kuşağında aidiyet, güvenlik ve mahremiyet boyutları daha belirgin bir öncelik kazanırken; X ve Y kuşaklarında sosyalleşme/topluluk hissi ile güvenlik daha görünür olup konut daha çok“sıcak yuva–ilişki mekânı”üzerinden anlamlandırılmaktadır. Bu farklılaşma, İstanbul'da konut tasarımı ve konut politikalarında iyi oluşu destekleyen bileşenlerin kuşak temelli öncelikler dikkate alınarak ele alınmasına yönelik veri temelli girdiler sunmaktadır.

Demographic, socio-economic, and spatial transformations driven by industrialization and urbanization in large metropolitan areas have steered housing production toward speed- and cost-oriented models, thereby marginalizing user-centered design approaches. Consequently, the widespread adoption of standardized housing typologies has proven insufficient in meeting diverse user needs. However, housing should be understood not merely as a shelter, but as a holistic living environment that significantly influences individuals' psychological, social, and emotional well-being. The aim of this study is to generate well-being-supportive datasets for housing design in Istanbul and to provide design inputs grounded in user requirements. In this context, the factors shaping the housing and environmental preferences and expectations of Generation Z—who are expected to play a prominent role among future housing users—are examined. The main hypothesis of the study is based on the assumption that the needs and preferences of Generation Z residents in Istanbul regarding housing and environmental components that support well-being differ significantly from those of other generations. A mixed-methods research design was adopted. In the quantitative phase, a survey was conducted with 593 participants living in Istanbul, and the data were analyzed using R 3.6.0+ and RStudio 2025.09.1+401. In the qualitative phase, semi-structured interviews were carried out with real estate sector stakeholders and expert psychologists with at least eight years of professional experience. The qualitative data were coded through content analysis and evaluated using thematic analysis with MAXQDA. The findings indicate that the importance attributed to the psychosocial qualities of housing related to well-being varies across generations. While belonging, security, and privacy emerge as more prominent priorities among Generation Z, socialization/community sense and security are more visible among Generation X and Generation Y, who tend to conceptualize housing primarily as a“warm home”and a space of interpersonal relations. This differentiation provides evidence-based inputs for housing design and housing policies in Istanbul, emphasizing the need to address well-being-oriented components in line with generation-specific priorities.
