Özet

Günümüzde konut, yaşamının önemli bir kısmını evde geçiren birey için oldukça önem taşımaktadır. Kişi, yaşayacağı konutta yalnız veya ailesiyle beraber vakit geçirecek, sosyalleşme imkânları bulacak, aynı zamanda; yeme, içme ve dinlenme ihtiyaçlarını giderecek, dolayısıyla bu mekânda temel gereksinimlerini karşılayacaktır. Bu neticede, hayatının büyük bir bölümünü evde geçirecek olan kişi, konut seçerken de kendi gereksinimlerini ve önceliklerini gözetmesiyle, kendisine en uygun konut ve konut çevresi parametrelerini seçmelidir. Literatür araştırması kapsamında; konut kavramı, tüketici tercihi kavramı, Türkiye'de konut sektörünün genel yapısı, konut tercihinde tüketici kararlarına etki eden olası konut ve konut çevresi parametreleri ve son olarak Çorum iliyle ilgili genel bilgiler ve konut sektörü konuları araştırılmıştır. Çorum ilinde son yıllarda nüfusun kırsal alanlardan il merkezine doğru göç ettiği, dolayısıyla nüfus artışına ve çarpık kentleşmeye yol açtığı görülmüştür. Ayrıca, deprem bölgesinde konumlanan Çorum ili, çarpık kentleşmesi ve mevcut eski binaları bakımından oldukça riskli bir bölge olarak değerlendirilmektedir. Bu bakımdan, Çorum il merkezinde yaşayan ve tüketicilerin konut tercihine etki eden konut ve konut çevresi parametrelerinin tespiti bakımından önem taşımaktadır. Tüketicilerin konut tercihine etki eden parametrelerin belirlenmesi amacıyla anket çalışması gerçekleştirilmiştir. Tez süreci kapsamında, anket çalışmasının Çorum il merkezinde düzenlenmesi planlanmıştır. Ülkemizde ve dünyada var olan Covid-19 pandemi koşulları nedeniyle, sağlık risklerinin azaltılması amacıyla 448 kişiye e-anket yöntemi uygulanmıştır. Anket formunda yer alan sorular; Çorum il merkezinde yer alan mevcut konutlar ve inşaatlardan yapılan gözlemlerden ve literatür taramasından faydalanılarak hazırlanmıştır. Elde edilen anket verileri SPSS 25 paket ve Microsoft Office programları yardımıyla derlenmiş ve analizlere tabi tutulmuştur. Anket formunun birinci ve ikinci bölümlerdeki soruların değerlendirilmesinde frekans analizi yöntemi kullanılmış, üçüncü bölümde ise Cronbach's Alpha, çarpıklık ve basıklık testleri uygulanmıştır. Devamında, 5'li Likert tipi sorulardan elde edilen verilerin yüzdesel dağılımları, aritmetik ortalamaları ve standart sapmaları değerlendirmeye tabi tutulmuştur.

Nowadays, housing is very important for the person who spends a significant part of his life at home. The person will spend time alone or with his family in the house where he will live, find opportunities to socialize, and at the same time; will meet their eating, drinking and resting needs, therefore they will meet their basic needs in this place. As a result, the person who will spend most of his life at home should choose the most suitable housing and residential environment parameters for himself, by taking into account his own needs and priorities when choosing a house. Within the scope of literature research; The concept of housing, the concept of consumer preference, the general structure of the housing sector in Turkey, possible housing and housing environment parameters that affect consumer decisions in housing preference, and finally general information about the province of Çorum and the housing sector issues have been researched. In the province of Çorum, it has been observed that the population has migrated from rural areas to the city center in recent years, thus causing population growth and unplanned urbanization. In addition, Çorum province, which is located in the earthquake zone, is considered as a very risky region in terms of unplanned urbanization and existing old buildings. In this respect, it is important in terms of determining the parameters of housing and housing environment that affect the housing preference of consumers living in Çorum city center. A survey study was conducted in order to determine the parameters affecting the housing preference of the consumers. Within the scope of the thesis process, it was planned to organize the survey study in the city center of Çorum, but due to the Covid-19 pandemic conditions in our country and in the world, the e-survey method was applied to 448 people in order to reduce their health risks. The questions in the survey form have been prepared by making use of the literature review and the observations of existing houses and constructions in the city center of Çorum. Obtained survey data were compiled and analyzed with the help of SPSS 25 package and Microsoft Office programs. Frequency analysis method was used in the evaluation of the questions in the first and second sections of the questionnaire, and Cronbach's Alpha, Skewness and Kurtosis tests were applied in the third section. Afterwards, percentage and number distributions, arithmetic averages and standard deviations of the data obtained from 5-point Likert type questions were evaluated.
