Özet
Bu çalışmada ekonominin lokomotif sektörlerinden olan“Gayrimenkul Piyasası”üzerinde durulmuştur. Öncelikle gayrimenkulün tanımı ve kapsamı tanıtılmış daha sonra konumuzu daha çok ilgilendiren taşınmaz türü olan“Konut”unsuru üzerinde durulmuştur. Gayrimenkul sektörünün ekonomilerdeki yeri ve konutun bu sektördeki konumu ele alınarak devletin etkisi irdelenmiştir. Gelişmekte olan ülkelerden birkaç örnek alınarak tanıtılıp buralarda işlem gören gayrimenkul piyasalarındaki devletin rolü araştırılmış ve ülkemizdeki durumla kıyaslama yapılmıştır. Ayrıca TOKİ'de ikamet eden kişilerin katkılarıyla konut kalitesi ve memnuniyet araştırması yapılmış ve sosyal konutların nasıl daha verimli hale getirilebileceği hakkında görüş ve öneriler sunulmuştur.

In this study, emphasized“Real Estate Market”which is one of the locomotive sectors of the economy. Firstly, the definition and scope of the real estate is introduced, and then the“Housing”element, which is the type of real estate that is more relevant to our subject, is emphasized. The place of the real estate sector in the economies and the position of the residence in this sector are discussed and the effect of the state is examined. A few examples from developing countries were introduced, and the role of the state in the real estate markets operating in these countries was researched and compared with the situation in our country. In addition, with the contribution of the people residing in TOKİ, research on housing quality and satisfaction was conducted and opinions and suggestions were presented on how social housing could be made more efficient.
